Thinking of selling your Middlesex Ontario real estate and buying a new home with an Elizabeth zip code? Maybe you have been transferred, maybe you have visions of living in a city where homes are affordable and where you won't be taxed on virtually everything (although good luck with that now the new health care plan has passed in Congress).

Before you buy a home in Elizabeth, it is useful to know what is happening on the market so you can make a good financial decisions. How are homes selling? Where are they selling? How long are houses staying on the market for? Is buying here a good investment? Perhaps most importantly, what can you expect as far as return goes when you sell somewhere else and then buy property in Elizabeth?

Well, first we will start out with the bad news; the year started out with promise as far as real estate market conditions went, but they certainly did not continue that way. Home prices in Elizabeth have seen a big decline since the beginning of 2009. 2010 has seen fewer homes sold in Elizabeth than ever before; if you have recently put your house for sale in Arlington, you know the feeling.

It's obvious why that is bad news for sellers, but why for buyers? Well, you might be surprised at how many times the average family buys and sells a home. If you are a person who likes flipping, then buying here might not be that great of an investment. It might be wiser to get a condo and advertise it as a home for rent in Puerto Vallarta or some other location.

On the other hand, if you are the sedentary type, it is nothing but good news in Elizabeth; just make sure you look at everything carefully. In the Elizabeth listings, just as in the Brantford MLS, you will find a lot of homes where the listing price is much more than what the house is really worth. People are still trying to make a lot of money off of their homes.

A closer look at what homes are actually selling for in Elizabeth, though, tells a different story. The whole city has an average of $222,00 when it comes to actual sale price, no matter what neighborhood you are looking in. That is great news for people who just sold Port Credit real estate and are moving to Elizabeth, where they will get a lot more house for their money.
